I got into a mortage that I should not have qualified for because of my income. I was talked into it as the broker said if I cut back I could afford it. I'm loosing ground as my out go is higher than my income. Pay freezes and reduced overtime are hurting too.

it's not going to get better either. well the gas has gone down, but, the oil is outragous. thank god for weatherization program, they came in and did some big time insolation under our house and all over the place. thank god it's paid for by different organizations or we would be pretty cold in the winter. it cost so much to live we, my husband and i, have applied for low income living but are on a waiting list for one to two years. i really don't want to have to sell my home, but, i have no choice. both my husband and myself are on ssi and social security. he because he got sick three and ahalf years ago. and now the doctors don't want him to go back to work. we have been going down hill ever since. how are things for you, i am a good listener too. get back to me! vesty

just wanted to say how the banks can really trick poeple when it comes to a loan. the more the food and the gas goes up the less your dollar means. it breaks my heart to see how many people are going down hill. feel free to email any time. i'm a good listener.

I saw your post, and the person that posted info prior to myself has some great ideas.  I also have many years of experience in the mortgage industry (8yrs).  I actually do loan modifications for people that are behind on their mortgage, among other reasons.  Many types of hardships qualify people for a loan modification.  My company has a team of attornies and paralegals that are involved in the process; that gets you guys great results.  In short they negotiate new terms with the lender for you, based on your income; so that you will be able to make your payments.  Unfortunately I see your case everyday.  We help so many people in your situation, and it looks like I should be able to help you out.  Check out my profile and shoot me an email, so we can see what your whole situation is.  Good luck to you, now and in the future.

Hi Justmenow,

I have also posted on here for help, but the kind of help you are asking for I might actually be able to help you with. There are a couple of programs out there that the gov has put into place for people who are having issues paying their mortgage, unable to refinance, etc. Please try these avenues and let me know if they did or didn't work for you and I will keep hunting for more options for you - pls keep in mind that I am by no means attempting to drum up business - I simply figured that I don't have a lot to offer others right now other than my experience in the mortgage field:

This site is totally for the Military and their families to prevent foreclosure and losing your home.

Reverse Mortgage:
This is a mortgage program that people over the age of 62 can do on their homes. There are conditions that the borrower has to meet to qualify, but if you do, you can totally eliminate your mortgage payment for life and possibly pull out equity in your home to live off of as long as you reside in the home. This option is only available for a primary property and not on 2nd homes or investment properties. You must also have sufficent equity in the home as well, but it never hurts to take a look at it. Your current lender:
This is always a good option. Contact your current lender and see if you can talk to the work out department or pre forclosure department - never deal with one of the customer service reps that first answer the phone. Ask them if there is a way to put your balance owed to the rear of the loan and also ask if there is a way that they can put you into a fixed rate with lower payments? Alot of the lenders right now are trying to help out their borrowers in this way - they can't afford to forclose - it costs them too much money and they don't need the additional inventory in their holdings.

If you haven't already pls call your county to address the back owed taxes - they can and will put the property up for sale for back owed taxes without any of your lenders filing for foreclosure.
